Bridgewater Planning Board Approves Main Street Mixed-Use Project, Four Residential Lots
BRIDGEWATER — May 6, 2026 — Bridgewater Planning Board unanimously approved a 16-unit mixed-use Main Street building, four Oak Street residential special permits, and an O'Reilly Auto Parts site plan at its May 6 remote meeting. Chair Patrick Driscoll and the five-member board conditioned all approvals on applicants demonstrating potable water and sewer access before any building permits can issue — a requirement driven by the town's ongoing emergency water tie-in moratorium. Building Commissioner Stephen Solari told the board that under state building code 780 CMR, "a permit cannot be issued unless sign-off for potable water is there," leaving applicants to wait for the water department's clearance. For 96 Main Street, the Centerline Development project brought by Adam Jaspin of Marshfield, the board added conditions requiring building materials match approved plans, signage return for planning board review, and window mullions be incorporated as presented. For 292 Bedford Street, where an O'Reilly Auto Parts is proposed on a zone two aquifer site next to Sullivan Tire, the board required perpetual zone two compliance, a restriction to neighborhood-scale retail petroleum quantities, cross-easements recorded at the registry of deeds, and removal of a construction trailer within 30 days of a temporary certificate of occupancy. A continuation request for a 593 Plymouth Street subdivision by Barney Investment Group, LLC, was granted to June 3.
