Bridgewater Planning Board Delays Jasmine Way Site Review to March 15

BRIDGEWATER — February 15, 2023 — Bridgewater Planning Board continues Jasmine Way commercial site plan to March 15, citing road access and drainage concerns. The board voted unanimously Wednesday to continue the public hearing for a proposed three-building commercial development at Zero Jasmine Way — two 9,000-square-foot buildings and one 4,500-square-foot building proposed by MSF Property Holdings, LLC — after raising unresolved questions about the condition of Jasmine Way, which provides the site's only road access and is legally the 40B affordable housing developer's responsibility to complete. Chair Patrick Driscoll pressed for a formal mechanism, potentially tied to occupancy permits, ensuring the road is built before tenants move in. Town Engineer Greg Townsley, whose review was roughly three-quarters complete, still had outstanding questions on the revised drainage calculations and a low-pressure sanitary force main. The board also voted unanimously to retain a surety bond of $93,598.50 for the final lot release in the Old North Estates subdivision, reduced from $160,797 approved in August 2022, after applicant Eric Costa completed approximately 75 percent of the subdivision's stormwater system, with underground electric installation still pending.
