Planning Board releases two subdivision lots under partial-surety deal

BRIDGEWATER — October 15, 2025 — Bridgewater Planning Board approves a partial-surety lot release and addresses an open meeting law complaint at its October 15 meeting. The board voted 5-0 — with Chair Patrick Driscoll recused due to an adjacent property interest — to release two of four lots in the Hamden Avenue subdivision after applicant Sean Mayer argued the project was roughly 90 percent complete and that two unreleased lots, valued at approximately $200,000 each, provided adequate remaining security. Town Engineer Greg Tanzi's bond estimate placed the cost to complete at $71,760, with a 50-percent contingency bringing the total to $107,640; the board accepted the lower figure now and conditioned occupancy permits and further lot releases on full settlement. A separate open meeting law complaint alleged the board's July 16 agenda notice for the Claremont Hotel 2 LLC project listed the wrong address, wrong decision date, and no indication the item was a continuation — errors Planning Director Shane O'Brien attributed to decision-document language and appeal-period dating practice; the board directed corrective action for the December 3 agenda with no formal vote.
